Living at Puhinui Park
Rules & Bylaws
A practical summary of shared standards for living well at Puhinui Park.
Living well at Puhinui Park
The Puhinui Park Bylaws set shared standards designed to protect the neighbourhood, support good relationships between neighbours and maintain the appearance and safety of the development. Some topics are covered in more detail elsewhere in the Living Here section. Below is a practical summary of the other key responsibilities residents and owners should be aware of.
Respecting neighbours and the community
- Residents, occupiers, guests, contractors and invitees must not cause a nuisance or unreasonably interfere with the quiet enjoyment, safety or use of neighbouring properties or Association-controlled areas.
- Unlawful or dangerous activity must not knowingly be permitted on a Residential Lot or within Association-controlled areas.
- Alcohol must be consumed lawfully and must not result in nuisance, disorderly behaviour, intimidation or unreasonable disturbance.
- Residents must not create fire hazards or burn material outdoors except where permitted by law and applicable fire restrictions.
Looking after your home
- Residential lots, lawns, gardens, fences and other improvements should be kept well maintained, attractive and free from unsightly rubbish or materials.
- Owners who rent their property must ensure occupiers have access to the Constitution and bylaws and remain responsible to the Association for compliance by occupiers and their guests, to the extent permitted by law.
- Residents and owners must comply with applicable laws, bylaws and required building or resource consents. Association approval does not replace legal consent requirements.
- Owners may be responsible for reasonable repair costs where damage to Association-controlled areas or other lots is caused by their tenants, visitors, invitees or guests.
Keeping the neighbourhood looking good
- Commercial advertising signs generally require Committee approval. One temporary, reasonably sized “for sale” or “for rent/lease” sign is permitted for a reasonable period.
- Signs, banners, flags or similar items must not be used in a way that amounts to harassment, intimidation, targeted hostility or unreasonable interference with others’ quiet enjoyment or safety.
- Vehicles, equipment, machinery and rubbish must not be stored in front yards. Broken-down or immobile vehicles should not remain on driveways or Association-controlled areas longer than reasonably necessary to arrange repair or removal.
- Additional front-yard fences, dividing structures or hedges generally require written Committee approval unless already shown on the site plan.
- External surfaces, fences and visible improvements should be kept clean and well maintained. Visible repainting or replacement should remain broadly consistent with the development’s design standards unless otherwise approved.
- Graffiti on a Residential Lot should be removed as soon as reasonably practicable and, where possible, within seven days of becoming aware of it.
- Washing lines should not be visible from the road, accessway or pathway where none existed at Code Compliance, and washing must not be displayed at the front of a home.
- Unsightly temporary window coverings should not remain visible from the street for an extended period except where reasonably necessary during moving, renovation or repair.
- Where reasonably practicable, television aerials, antennae and satellite dishes should be installed toward the rear of the dwelling and positioned to minimise visibility.
- If a dwelling or improvement is damaged or destroyed, the owner must promptly make the site safe and secure and carry out repair or reinstatement as soon as reasonably practicable.
Planning changes to your property?
External structures, alterations, some front-yard changes and tree removal may require prior Committee approval. Visit Property Changes & Approvals for guidance and the approval request form.
