Overview

Planning a change to the outside of your home? Some external structures and alterations at Puhinui Park require written approval from the Residents Association Committee before work begins. This helps maintain the appearance, safety and design standards of the development.

When approval is required

Prior written Committee approval is required before erecting, installing or materially altering an external structure or improvement that is visible from outside the Residential Lot, except for minor items the Committee has declared exempt in writing.

  • Sheds
  • Pergolas
  • Screens
  • Retaining walls
  • Fences
  • Shade structures
  • Similar external structures or improvements

What to include with your request

  • Plans or a sketch
  • Dimensions
  • Materials
  • Colours
  • Location on the property
  • Any relevant building, resource consent or other consent information

Decision timeframe

The Committee must decide a complete application within 20 working days and must not unreasonably withhold approval. The timeframe begins once all required information has been supplied. Approval may be subject to reasonable conditions relating to matters such as appearance, placement, drainage, safety and maintenance.

Council and legal approvals

PPRA approval does not replace any building consent, resource consent or other approval required by Auckland Council or by law.

Front yards and hard surfacing

  • Front yards must be maintained in a neat and tidy condition and kept free of excessive growth of grass, weeds or plants.
  • Non-permeable surfaces such as concrete, bricks, pavers, blocks or similar hard surfacing must not be installed in the front yard unless originally provided by the Developer, shown on the original site plan or approved in writing by the Committee.

Trees

  • Trees existing at completion of the lot must not generally be removed or materially altered without prior written Committee approval.
  • Exceptions include where removal is reasonably necessary because of a safety risk, disease, storm damage, death of the tree or a requirement from a utility provider or competent authority.
  • Where a tree is removed, damaged, destroyed or dies, the owner must generally replace it with a tree broadly consistent in species and mature size unless otherwise approved by the Committee.

Fences and hedges

Additional front-yard fences, dividing structures or hedges must not be constructed or planted unless shown on the site plan or agreed in writing with the Committee.

If you are unsure

Contact the Residents Association before starting work if you are unsure whether approval is required. It is better to confirm before purchasing materials or beginning installation.
